Chapter 15 - The Building That Stayed Mine

At twelve, Lucy helped me repaint Unit 1 between tenants.

She complained.

“This is child labor.”

“You are being paid.”

“Badly.”

Grandma Ruth would have loved her.

Then Lucy found old brass key.

“Was this Great Grandma’s?”

“Yes.”

We told stories.

Not Ryan.

Ruth.

Her garden.

Her habit of hiding cash in flour tins.

Her belief tenants should receive birthday cards.

The building became lineage again.

Then Lucy asked:

“Will this be mine?”

“Maybe.”

Her eyes widened.

“No.”

I laughed.

“What?”

“I don’t want landlord problems.”

Good.

Then estate planning.

I did not automatically leave Bryden to Lucy.

I created trust option allowing trustee to sell and diversify unless Lucy later chose to retain.

No burden disguised as gift.

Then Ryan.

He completed supervised release when Lucy eleven.

No violations.

Restitution mostly complete.

He could petition for more parenting time.

He did.

At twelve, court allowed unsupervised daytime visits twice monthly after evaluation and Lucy’s preference.

No overnights initially.

I did not like.

But safety record strong.

First day:

Ryan picked Lucy from neutral exchange site.

No entering my property.

They went hiking.

Returned.

She was happy.

I survived.

Then overnight a year later? At 13 maybe.

Evaluator recommended trial overnight.

I said:

“I need more time.”

Court considered.

Lucy said:

“I’m okay with waiting.”

Ryan said:

“Okay.”

He did not push.

That may have been why I agreed six months later.

One overnight.

His apartment.

Separate room.

Carol nearby.

No issue.

Then regular limited alternating one overnight/month.

Not 50/50.

Years lost.

Relationship built slowly.

Then Lucy changed surname?

At thirteen she wanted Brooks-Hart instead of Hart? Could be.

“Why?”

“I want Mom’s too.”

We petitioned.

Ryan consented.

She became Lucy Ruth Brooks-Hart.

He did not treat as rejection.

Then I asked through parenting app:

“Thank you.”

He replied:

“It’s her name.”

Simple.

Then Ryan remarried?

Later.

He dated Claire? avoid name. Let's say Julia Mercer? Hmm. Choose Hannah Cole, a librarian. He disclosed record.

When relationship serious, he told Lucy.

Then told me via app because she would be around child.

I requested background? Court allowed. Hannah had no issues.

I met briefly.

She said:

“I know what happened.”

I stared.

“All of it?”

“Enough.”

Then:

“I won’t contact you unless about Lucy.”

Good.

They married when Lucy fifteen.

I did not attend.

Lucy did.

No problem.

Then Ryan and Hannah signed prenup.

Separate property.

He told Lucy:

“Agreements don’t mean mistrust. They mean clarity.”

I almost laughed when she told me.

Some lessons expensive.

Then Carol died? Not yet.

Keep.

Then I sold Bryden?

At 45 maybe.

Maybe later.

A national investor offered $2.05m.

Professional valuation fair.

I sold.

Why?

I wanted less management.

After taxes/debt, invested proceeds.

No one in Ryan’s family got any.

Not victory.

Normal.

At closing, I signed.

My signature.

No fear.

Then Lucy said:

“So the building Dad tried to borrow against is gone?”

“Sold.”

“Does that feel weird?”

“A little.”

“Sad?”

“Yes.”

Then:

“Free?”

“Yes.”
