Chapter 4 - Robles Family Holdings

Robles Family Holdings was not a household name.

The Robles family liked pretending it was.

Carmen’s husband, Miguel Robles, had died five years earlier.

He left:

Three rental properties.

A small commercial building.

A construction supply company.

And significant debt.

Carmen expanded.

Fast.

She borrowed against the rentals.

Bought two more properties.

Renovated a boutique hotel.

Then interest rates rose.

One contractor sued.

Another project stalled.

By the time Sofia met Javier, Robles Family Holdings looked wealthy from the outside.

Designer clothes.

Luxury cars.

Private club.

Actual balance sheet?

Weak.

Alexander knew because he hired a forensic accountant after the title alert.

Sofia stared at him.

“You investigated them?”

“I investigated the company trying to access your property records.”

“That’s different from investigating Javier.”

“Not much.”

She looked angry.

Good.

She had the right.

Alexander said:

“You can be angry later. Right now the numbers matter.”

I gave him a look.

He corrected himself.

“If you want to hear them.”

Sofia nodded.

Robles Family Holdings owed approximately $5.8 million across several loans.

One lender, Lone Star Commercial Credit, had issued a default notice.

Payment required Monday:

$1.65 million.

Today was Sunday morning.

The wedding had been Saturday night.

Sofia’s condo:

Worth about $2.1 million.

No mortgage.

Clean asset.

There.

Carmen wanted the deed because she planned to use Sofia’s condo as collateral for emergency refinancing.

Could she legally do that immediately after transfer?

Not instantly.

But she had documents ready.

Police recovered a draft loan package from Carmen’s laptop.

Collateral:

Uptown Dallas Condominium.

Owner:

Robles Family Holdings LLC.

Estimated loan:

$1.72 million.

Closing:

Monday, 9:00 a.m.

The lender believed Robles Family Holdings would own the condo by then.

How?

Carmen had told them:

“Family asset contribution occurring at wedding.”

Not theft.

Not coercion.

A wedding gift.

Then the prenup.

Sofia and Javier had signed one.

The condo remained Sofia’s separate property.

Carmen hated it.

Javier signed anyway.

Why?

Sofia would not marry without it.

Then he apparently promised his mother something else.

Detective Ellison showed us a text from Javier:

I’LL GET HER TO MOVE IT AFTER THE CEREMONY. SHE JUST DOESN’T WANT IT IN THE PRENUP.

Sofia whispered:

“That’s a lie.”

She had never promised.

Then Carmen:

YOU HAVE ONE NIGHT BEFORE BROOKS STARTS WATCHING.

Alexander’s eyes narrowed.

She knew about him.

Why would Alexander start watching after wedding?

Because title alert perhaps.

Or because Sofia’s father had gifted condo and Carmen feared his scrutiny.

Then another message.

CARMEN:

HE THINKS YOU’RE NOT GOOD ENOUGH.

JAVIER:

HE DOESN’T EVEN TALK TO HER.

CARMEN:

THAT MAKES IT EASIER.

Sofia read.

Then looked at her father.

The estrangement had been part of Carmen’s calculation.

No Alexander.

No protective father.

No one asking what happened to the condo.
