Collapy’s interview lasted three hours.
She brought her attorney.
By the end, she admitted enough to change the case.
Dorothia had retrieved her old mortgage file from a cabinet.
She showed Thatcher the notarization.
She joked that Marian Doyle had died and “couldn’t contradict anyone.”
Thatcher scanned the page.
Collapy was present.
She did not stop them.
Did she know they would put it on my mortgage?
“Yes.”
Did she know I had not signed?
“I suspected.”
That word would matter.
Did she help?
She provided Carter Property Solutions bank details knowing proceeds came from my condo.
She believed Thatcher would “get Eloin’s consent before final closing.”
But by wedding week, she knew I had not.
Still did nothing.
She was not innocent.
She was less central.
Prosecutors offered no deal yet.
They simply listened.
Dorothia’s attorney issued a denial.
Then police recovered her text.
Dorothia:
Marian stamp is on my 2019 refinance.
Thatcher:
I found it.
Dorothia:
Change commission date.
Thatcher:
Already.
That destroyed denial.
I read it in Naomi’s office.
My hands shook.
“She told me to clean dishes while she knew they were forging my mortgage.”
“Yes.”
“Why humiliate me too?”
“Control is rarely efficient.”
Naomi’s answer stayed with me.
Dorothia did not need to make me eat last for fraud.
She wanted to.
The financial scheme gave her permission to turn resentment into rules.
Meanwhile, forensic analysis of the mortgage signature showed it had been extracted from a PDF I legitimately signed eight months earlier.
A lease amendment for the condo parking space.
Thatcher had access because I emailed him a copy.
My signature image was copied.
Not traced.
Not handwritten.
That evidence strengthened lien challenge.
Northpoint agreed in principle to release the mortgage once its insurer approved.
Their closing controls had failed.
No live borrower verification.
Fake notary not caught.
Email mismatch ignored.
Funding to third party LLC without direct confirmed instruction from me.
They had reasons to cooperate.
The real estate part was nearing resolution.
The criminal part was beginning.
Detective Morgan called.
“Thatcher has been invited to surrender on charges once complaint issues.”
“What charges?”
“Forgery, identity fraud related offenses, attempted larceny by false pretenses, and related counts are being reviewed. Exact charging language is prosecutor’s decision.”
“Dorothia?”
“Separate review.”
“Collapy?”
“Separate.”
No dramatic raid.
No police kicking down a door.
Lawyers.
Summons.
Surrender.
That was enough.
Then Naomi received a new discovery production from Thatcher’s laptop.
Folder:
FRIDAY SIGNING.
The date was the Friday after our dinner.
Three days after I left.
Inside were documents I had never seen.
A quitclaim deed.
A broad property power of attorney.
An acknowledgment of “family debt.”
And one page titled:
VOLUNTARY CONTRIBUTION OF PREMARITAL ASSET.
All prepared for my signature.
