Harriet liked to say:

Technically, Macon Ridge was hers.
Bank forms.
Operating agreement.
Tax identification.
She signed all.
Why had nobody at investor meeting questioned a sixty year old woman creating a development company twelve days earlier?
Because she presented herself well.
Former real estate office manager.
Good credit.
Enough cash.
She knew language.
Gavin had contacts.
Together, credible enough.
Then operating agreement.
Purpose:
Acquire and monetize Apex corridor parcel.
Not plural parcels.

Mom’s.
The company existed specifically to take that land.

Twelve days before death.
But Gavin began pressuring Mom months earlier.
So when she refused to sell cheap, they changed approach.

He extracted signature.
Metadata showed image crop.
Then deed.
Created Sunday at 11:48 p.m.
The purported notarization date.
Mom was asleep in Macon, likely.
No proof exact.
But no travel.
Then revision Monday 12:07 a.m.
Seal inserted.
Then final Wednesday 3:14 a.m.
That was the scan I found.
Maybe he printed and rescanned to flatten layers, making detection harder.
Exactly.
He created digital draft Sunday, printed, rescanned after locking me up, then filed.
Then why wait until Mom’s death to record?
Because while she was alive she could contest immediately.
He might have planned to record Wednesday morning anyway after her 8:30 appointment? Actually if alive, she would challenge. Her death unexpectedly removed her before meeting. Gavin exploited timing.
This is important: He did not cause death, but seized opportunity.
His text to Harriet after Lucas call:
She’s dead.
Harriet:
What?
Gavin:
Loretta. Heart attack.
Harriet:

Then one minute later:
Harriet:

Gavin:
She won’t make it.

Harriet:

Caleb and Mason demanded return of $15,000 due diligence deposit they paid Macon Ridge.

Then Gavin lost job.

Maybe he was placed on leave after arrest investigation? Don't need.
Then I received a call from a number I recognized.
Our old apartment landlord.
“Samantha, Gavin is moving out.”
“Okay.”
“He says you abandoned lease.”
Our lease joint.
Could affect me.
Dana handled.
No dramatic.
Then landlord said:
“He left a box with your name.”
My stomach tightened.
We arranged pickup through third party.
