Chapter 6 - What the Blue Envelope Was Supposed to Hold

The blue envelope was never found.

Not then.

But Martha knew what Mom intended to put inside.

A copy of the draft affidavit.

A property search report.

And a handwritten timeline of Gavin’s calls.

Mom had asked Martha to email everything Tuesday evening.

Martha did.

Where?

Loretta’s email.

Then Mom printed copies at home.

One set likely went into the blue envelope during her last Atlanta visit? Wait timing conflict. Blue envelope had been placed months earlier. Could hold older items, not current affidavit. Need reconcile.

Actually Mom placed blue envelope three months earlier. So it couldn't contain current draft. Maybe she reused blue envelope? Hmm. We can say blue envelope existed earlier with baseline deed and note. She later told Lucas "blue envelope" because that's where she had stored original property papers in Samantha's box, and planned to update it. She emailed new docs to Samantha? Let's revise in-story: Blue envelope originally contained certified original deed copy and a limited POA revocation? Need plausible. We haven't said its contents. Let's make Martha says Loretta kept certified deed and unique parcel reference in blue envelope; recent affidavit was intended to join it. Good.

Martha explained:

“Loretta told me you had the certified property packet.”

“Me?”

“She said she put it in a blue envelope in your metal box months ago.”

My pulse jumped.

The envelope Gavin removed.

“What was inside?”

“A certified copy of the original deed, survey, tax parcel map, and a letter stating no one had authority to transfer the land on her behalf.”

That last piece mattered.

Mom anticipated pressure months before current fraud.

“Why?”

“Because your husband had asked whether you could sign for her.”

I stared.

“When?”

Four months earlier.

Gavin called Martha pretending to ask a general estate question.

Could Samantha sign sale documents if Loretta became ill?

Martha said no unless properly authorized.

Then he asked whether Loretta had a power of attorney.

She refused to discuss.

Mom found out because Martha called her.

Loretta became suspicious.

She prepared a written statement:

No power of attorney has been granted to Gavin Vance, Harriet Vance, or Samantha Vance concerning Apex parcel.

She gave certified copy to me.

I never opened.

Gavin did.

Then the forged deed did not rely on power of attorney.

It forged Mom directly.

But the blue envelope would have shown me she had already anticipated their interest.

That was why it disappeared.

Then handwriting expert preliminary analysis arrived.

Loretta’s signature on deed likely not naturally executed.

Several letter forms showed tracing characteristics.

But no expert should claim certainty from scans alone.

Original deed was electronic recording from paper scan.

Where was original paper?

Peachtree Closing Services said Gavin kept it.

Miriam requested production.

Gavin’s attorney responded:

Original misplaced.

Convenient.

Then notary Denise provided her prior power of attorney notarization for Harriet.

The digital seal image matched deed almost pixel for pixel.

Same compression artifact.

Strong evidence someone reused that scan.

Who had file?

Denise emailed it to Harriet.

Harriet forwarded to Gavin at least once?

Email search later showed yes.

Subject:

MOM POA.

Attachment included seal.

So both had access.

Then company formation.

Macon Ridge Development LLC.

Harriet manager.

Bank account opened by Gavin as authorized signer.

Initial deposits:

$25,000 from Harriet.

$18,000 from Gavin.

Where did Gavin’s money come from?

Our joint account.

I stared.

He took eighteen thousand dollars I earned too and used it to fund the company acquiring my mother’s land.

Our savings had been around twenty seven thousand.

He told me renovation costs and business taxes drained it.

Instead, much went to Macon Ridge.

Then:

$7,500 payment to Evan Price document prep.

$4,000 to private appraiser.

$3,000 to investor marketing consultant.

All before Mom died.

This was planned.

Then Gavin’s text to Harriet:

Need Loretta resolved before Thursday.

I froze.

Resolved.

Miriam warned:

“Do not read murder into one word.”

Correct.

Next message:

Harriet:

She won’t sign.

Gavin:

Then we use the packet.

Harriet:

And if Samantha finds out?

Gavin:

After meeting, it won’t matter. Investors lock us in.

There.

The packet.

Likely forged deed package.

Then:

Harriet:

You better keep Sam out of Macon until morning.

Gavin:

I’ll handle her.

Timestamp:

10:42 p.m.

Three hours before Mom died.

My stomach turned.

He had planned to keep me away even before the hospital call.

How?

Maybe simply lie.

Delay.

Not necessarily lock.

Then at 2:06 a.m., after Lucas called:

Harriet:

Is she going?

Gavin:

Trying.

Harriet:

Stop her.

Gavin:

I am.

Then:

Harriet:

The inheritance isn’t going anywhere.

That line from the video.

Now preserved.

Not just cruelty.

Motive.

Then 2:19:

Harriet:

Did she leave?

Gavin:

No.

A lie.

At 2:27, I was already in the rideshare after breaking the door.

Maybe he wanted Harriet calm.

Then 3:14 scan.

He scanned deed.

Why scan after it already existed?

Maybe final packet.

Then 6:52 email to recorder.

The timeline locked together.

Miriam looked at me.

“Now we have evidence they were coordinating.”

“Can we arrest them?”

“That’s not my decision.”

She referred to law enforcement and prosecutors.

Civil title case continued.

Then Lucas asked:

“What about Mom’s will?”

We had delayed opening formally because grief.

Miriam reviewed.

Loretta left her house to Lucas.

Savings split equally.

Apex property?

To me.

Entirely.

I stared.

“Why?”

Lucas smiled sadly.

“Because she gave me the house.”

Mom tried to balance.

Apex was my inheritance.

Gavin knew.

How?

Had he seen will?

Maybe not.

Then Miriam turned last page.

Will executed two years earlier.

Witnessed properly.

Executor:

Lucas.

Alternate:

Samantha.

No Gavin.

Then a handwritten letter attached separately:

Samantha, the Apex land is yours because you were the only one who loved it when it was worthless.

I remembered.

As a child, I collected rocks there.

Mom and I had picnics.

Gavin saw five hundred thousand dollars.

Mom remembered me at nine years old.

I cried for the first time since the hospital.

Then Lucas put an arm around me.

“We’re getting it back.”

I looked at the forged deed.

“No.”

He frowned.

May you like

“We’re proving it never left.”

Continue to the next part: Loretta’s will confirms Apex was meant for Samantha alone, while Gavin’s own texts show he planned to keep her away until the forged transfer could be placed in front of investors.
