Chapter 8 - Before September

Detective Ellison found the answer in Rosewood’s lender application.

Rose and Miles had applied for a $250,000 business line of credit.

Collateral listed:

Event equipment.

Receivables.

And “contractual acquisition rights” in Blue Heron House.

Not the house itself.

They could not mortgage property Rose did not own.

But they represented they held an enforceable option to acquire it.

The fake right of first refusal became financial leverage.

The lender had not funded yet.

It requested title verification.

Rose delayed.

September was the deadline.

Her plan, according to emails, was not to forge a deed.

Thank God.

It was to pressure me into actually signing a long-term lease or purchase option once I discovered the business.

Miles:

What if Mara says no?

Rose:

She won’t want to ruin eleven weddings.

Miles:

That is not a strategy.

Rose:

It is when deposits are already spent.

My skin went cold.

She planned to trap me with other people’s expectations.

If I refused, brides lost venues.

Guests lost deposits.

Rose would cry that I destroyed businesses and weddings.

If I agreed, her unauthorized use became retroactively legitimized.

Social pressure as contract negotiation.

Very Rose.

Ethan listened to those emails in silence.

“She knew you hate hurting people.”

“Yes.”

“She counted on it.”

“Yes.”

“Mara…”

“What?”

“Don’t save her customers by sacrificing the house.”

I looked at him.

That was the right answer.

I had been considering exactly that.

One weekend.

Maybe honor one wedding.

Maybe reduce harm.

He saw.

“No.”

“Sophie already sent invitations.”

“That is awful.”

“Yes.”

“Rose did that.”

“Yes.”

“You are not required to turn Blue Heron into a venue because Rose created hostages.”

I stared.

He had never spoken like that about his sister.

“What happened to smoothing it over?”

He flinched.

“I’m trying to kill that habit.”

Good.

We arranged no events.

Customers pursued refunds.

One local venue owner, after hearing situation through event community, offered discounted replacement dates.

Not because of me.

Community handled some harm.

Sophie found another location.

That relieved guilt.

Then Miles changed his story.

Initially he claimed complete innocence.

Forensic review showed he had run a title search in May.

It listed me as sole owner.

He emailed Rose:

Title is Mara only. Need direct signature.

Rose answered:

Already handled.

Miles:

I want video verification.

Rose:

Stop treating me like a fraud.

Miles backed down.

Negligent.

Then another email:

Even if option is weak, bookings will force her to negotiate.

Miles knew pressure plan.

Not signature forgery necessarily.

But he knowingly continued commercial bookings despite unresolved ownership authority.

He was not innocent.

Civil liability.

Potential fraud depending intent.

Prosecutors examined.

His attorney quickly offered cooperation.

He turned over records.

Rose’s position worsened.

Then something else emerged.

A draft email from Rose to me.

Never sent.

Subject:

I Need To Tell You About Mom

Not my mother.

Ethan and Rose’s mother Judith.

Draft:

Mara, before you destroy me, ask why Mom told me Blue Heron should have been Ethan’s in the first place.

I stared.

Why would Judith believe that?

Mom and Judith had never been close.

Then Nathan called.

“Mara, there is something Joanne asked me not to raise unless necessary.”

I laughed bitterly.

“Everyone has one of those.”

“This is not a secret asset.”

“What is it?”

“A letter.”

“From Mom?”

“Yes.”

“When?”

“Six months before she died.”

“For me?”

“Yes.”

“Why didn’t you give it?”

“She asked me to hold until you were ready or until there was a dispute over Blue Heron with Ethan’s family.”

My stomach tightened.

“What did she know?”
