Chapter 9 - THE SECOND CODICIL
Walter had kept the codicil because Henry told him:
“If Samuel gets this too early, Richard will bury him in litigation.”
Henry divided evidence.
Attorney had will.
Walter had codicil.
Bank had video.
No one person held everything.
Smart.
Also maddening.
The stolen copy was not the original.
Original remained somewhere Henry chose.
Where?
Walter knew only:
“Under the place Vivian thinks belongs to her.”
The mansion.
Probably.
What did codicil change?
Not the fifty one percent.
Something else.
Walter had memorized enough.
It created a restriction on the mansion and certain family land.
If Richard or Vivian attempted fraud against a beneficiary, their occupancy and management rights could be reviewed by an independent trust protector.
Again, not automatic eviction.
A trigger for investigation.
More important:
It required a full accounting of all trust distributions made to Melanie and any spouse of Sadie.
Wyatt.
Grandfather had specifically placed future spouse transactions under audit.
Why?
Because he distrusted family members using marriage to move assets.
General rule.
Then a clause:
Any undisclosed payment exceeding $100,000 to a future spouse or spouse affiliated entity must be charged against the management branch, not beneficiary assets.
That meant the millions Dad paid Wyatt could become Dad’s liability if concealed.
This was huge.
Dad had used trust funds.
If codicil valid, he might owe them back personally.
Why steal copy now?

Who entered Walter’s house?
Door camera.
A woman in sunglasses.

My sister.
She admitted.
Mom told her Walter had “stolen family documents.”
She went to retrieve.

And a fireproof box.
Wyatt had collected everything.
Not destroyed.
Why keep?
Leverage.
Against Dad.
Email draft never sent:
Richard, if you cut me out after refinancing, I release Red Creek and codicil.
So Wyatt planned to blackmail my father too.
Everyone had insurance against everyone.
Then fireproof box.
Inside:
Graham Cole’s original banking records.
One letter from Henry.
To Graham.
Date:
Twenty years earlier.
Graham,
If Richard refuses to correct the seller note, I will remove him from management.
Another line:
Vivian does not know where the five million went.
My mother may not have known original misuse.
Then Graham’s reply:
The funds were redirected to Marston Ridge Capital.
What was that?
Dad’s private investment entity.
Five million supposed trust repayment went into his own company.
Then lost in an investment.
That was the original hole.
Everything since had been attempts to cover.
Red Creek development debt was not a new failure.
It was the latest layer over a twenty year old shortage.
Grandfather found.
Structured final will to protect trust.
Dad spent years trying to restore control before anyone could audit.
My wedding was his best opportunity.
Then Samuel received a call from Northstar Bank.
They had frozen Friday refinancing voluntarily after learning of assault and disputed consent.
No closing.
Dad’s immediate financial plan collapsed.
But that created another danger.
