The ledger tracked developer contacts.
Then names.
Cedar Ridge predecessor.
Harbor Ridge Planning.
Kyle Grant.
Melissa Grant.
One more:
Ryan Rowan.
The first entry connecting Ryan to developers was not after Thomas died.
It was 2019.
Before the trust amendment naming Hannah.
Ryan had approached Kyle himself.
Without telling Thomas.
Offered to persuade parents to sell.
Proposed personal consulting fee if he succeeded.
Thomas found out.
That was one reason he removed Ryan as successor trustee.
Then:
2019, meeting with Ryan. He says parents are “emotionally attached” and he can manage Evelyn.
The wording chilled me.
Manage Evelyn.
Years before the cage.
Then Thomas wrote:
Ryan views consent as obstacle to negotiate around. Dangerous with property.
Then Melissa.
2020:
Melissa told Ryan capacity planning could allow successor trustee to act if Evelyn later declines. Not improper statement by itself, but Ryan too interested.
So the idea of incapacity route existed years earlier.
Not a new desperate invention.
Then Kyle.
2021:
Kyle offers market study free. Declined. He asks whether Hannah would sell after our deaths.
Thomas circled it.
Then final:
I told Benjamin no sale inquiries without direct Evelyn confirmation.
That instruction explained title alert.
Thomas built controls because he saw pattern coming.
Then one page torn.
Indentations visible.
Forensic imaging later recovered partial writing.
Something about:
$600,000.
Rehabilitation trust?
Maybe.
Then:
Melissa knows Ryan has access to Evelyn’s POA draft.
What draft?
Ten months earlier POA.
Thomas was dead by then, so ledger couldn't include. Wait 2021 before Thomas died 3 years ago? Current maybe Thomas died 3 years; if timeline present 2026, 2021 5 years. Fine. He died 2023. Good. POA draft perhaps old.
Then final sealed pocket.
Copy of an agreement between Thomas and Cedar Ridge’s former acquisitions director.
Not sale.
Conservation offer.
Cedar Ridge once proposed purchasing development rights while leaving orchard owned by trust.
Thomas considered.
Amount:
$3 million.
Why?
Could protect land permanently and provide family liquidity.
He never completed.
But his notes said:
If Evelyn ever wants income, conservation easement may be better than sale.
The orchard did not have to be all or nothing.
This mattered later.
Then a letter addressed to Ryan.
Not sealed? Copy.
Thomas:
You keep thinking I say no because I do not trust you. Sometimes I say no because land cannot defend itself from people who need money this month.
I closed it.
Then the missing page from ledger surfaced elsewhere.
Police search of Ryan’s office found it.
He had torn it out.
Why?
It contained a note:
Ryan told me Melissa believes Evelyn can be made to “look less capable” if needed. Confronted him. He laughed and said she was joking.
Thomas knew.
Years before.
He did not tell me.
Again.
Protection through ignorance.
I felt angry at a dead man.
Allowed.
Then another line:
If I die before resolving this, tell Evelyn everything.
He did not.
Cancer moved faster.
Benjamin never saw ledger.
So information stayed in barn.
Then independent trustee reviewed conservation option.
Still possible?
Maybe.
Land values changed.
Different agencies.
No rush.
For the first time, orchard discussion felt like mine again.
Then Julia called.
Melissa had given police access to cloud backups.
One file named:
EVELYN EXIT.
Created eighteen months before cage.
